The Great Stanmore Seesaw: Why Semi-Detached Homes are the Only Ones Growing in HA7 — September 2026
Hello there, I’m Dharmesh Doshi, and I’ve spent the morning wandering around the lovely leafy lanes of Little Stanmore and Bushey Heath.
You might hear people chatting at the bus stop saying that every house in HA7 is a gold mine that just goes up and up in price forever. Well, I’m here to tell you a little secret: that’s actually a myth! While it feels like everything is getting more expensive (have you seen the price of a posh coffee lately?), not every home is following the same path. In fact, some homes in our neighbourhood are acting like they’re on a playground slide, while others are slowly climbing the ladder.
The Big Picture: Why is this happening?
Right now, the people who run the big banks (the Bank of England) have set their special interest rate at 3.75%. Imagine this rate is like a backpack that every homebuyer has to wear. When the rate is higher, the backpack feels heavier, and it’s harder to run fast. Because prices for things like food and heating are still growing by 3.1%, people are being very careful with their pennies.
This "heavy backpack" affects everyone differently. A family looking at a big house in Glanleam Road or Bentley Way might not mind as much, but someone trying to buy their very first flat near the station is feeling the squeeze!
What are homes actually worth right now?
If we look at the price tags in our shop window today, here is what you can expect to see across HA7:
- Detached Houses: These are the kings of the castle, averaging £1,065,912.
- Semi-Detached Houses: The popular middle choice at £628,065.
- Terraced Houses: The cosy rows at £605,292.
- Flats: The entry point at £336,444.
Did you know that the price difference between a terrace and a semi-detached home is about £23,000? In HA7, that’s roughly the price of adding a nice driveway or a very fancy modern kitchen!
The 7-Year Surprise: The Winners and Losers
This is the part that really surprises my neighbours. If you bought a home seven years ago, you’d expect it to be worth more now, right? Not necessarily.
If you bought a semi-detached house seven years ago, you’re smiling—it’s worth about £15,719 more today. But if you bought a flat, the value has actually dropped by a whopping £50,426. That’s like losing the price of a brand-new luxury car!
Even the big detached houses have seen their value dip by over £35,000 since 2019. It turns out that in HA7, the "middle" homes—the semis—are the only ones that have actually grown in value over the long haul.
Why are the Semis Winning?
It all comes down to what people can afford to borrow. With wages growing at 4%, people have a bit more money in their pockets, but they can't quite reach the million-pound mansions in Spring Lake or Adelaide Close. Instead, everyone is scrambling for those semi-detached family homes. Because so many people want them, the prices stay strong.
Meanwhile, because it's harder for young people to get their first mortgage, there are fewer people looking for flats, which keeps those prices lower.
Dharmesh’s Friendly Advice
- If you own a flat: Don’t panic! If you don't need to move, stay put. The market is a bit grumpy for flats right now, but things always go in circles.
- If you’re a First-Time Buyer: This is your "Golden Ticket" moment! Flats in HA7 are much cheaper than they were a few years ago. It’s a great time to nab a bargain.
- If you own a Semi: You are sitting on the star performer of HA7. You have the most "power" if you want to trade up to a bigger place.
Looking ahead to the next year, I think those semi-detached homes will stay popular because they are the "just right" bowl of porridge for families in our area.
If you see me walking around Leavesden Road, come and say hello! I’d love to tell you what your specific front door is worth in today’s quirky market.
