Hello there, neighbour! Dharmesh Doshi here. This time last year, the local property scene was defined by a significant shortage of available homes. The "For Sale" signs seemed to disappear almost as soon as they went up because there simply wasn't enough housing supply to meet demand. But as we sit here in August 2026, the rhythm of HA3 has changed. We have moved into a period of much greater choice for everyone involved.
I’ve got some "Good News/Bad News" for you, depending on which side of the garden fence you’re sitting on. The good news? If you are looking to buy a home right now, you have a wealth of options and are firmly in the driving seat. The "not-so-good" news? If you’re selling, you are facing much higher competition for sellers and will need a very tidy house to stand out from the crowd.
Understanding the Current Choice
Currently, in HA3, we are in what we call a "Buyer’s Market." Imagine you’re at a local school summer fete. Usually, the cake stall has a queue out the door and only one or two sponges left. A buyer’s market is like having a table full of delicious Victoria sponges, but only a few people walking past with their wallets open. You can take your time, look at every cake, and evaluate the variety on offer.
Right now, we have a 14.3 ratio of supply to demand. That sounds like a bit of a mouthful, doesn't it? In plain English, it means that for every home that finds a buyer, there are over fourteen other properties currently for sale. This figure hasn't budged since last month, staying exactly at 14.3. This tells us that stock levels are very steady, providing a consistent level of choice for those looking to move into the area.
What’s on the Shelves?
From the leafy corners of Kenton Lane to the busy heart of Wealdstone, the number of homes available has dipped slightly. We’ve gone from 324 homes for sale down to 315. Even with nine fewer homes on the market, the overall housing supply remains high.
Did you know that despite the change in market activity, we are still seeing about 21 homes successfully sold every single month across HA3? Whether it’s a grand property like the one on Kenton Road that recently fetched £3.7 million, or a lovely family home on Elms Road, transactions are still happening. It’s just that with 315 homes to choose from and 21 finding buyers a month, the "turnover rate" is about 7%.
What This Means For You
If you live near Oxford Road or Bellfield Avenue and you’re thinking about your own home's value, don’t worry. A high volume of choice for buyers isn't the only thing that keeps prices steady. While the "asking prices" (what people hope to get) average around £553,468, the "actual prices" (what people are really paying) are sitting at an average of £532,801.
For Sellers: You aren’t in a race; you’re in a beauty pageant. Because there is a high volume of properties currently for sale, yours needs to look its absolute best to beat the competition. You may find you need to be more flexible to attract the right buyer amongst so much choice.
For Buyers: This is your "golden hour." You have more choice than we’ve seen in a long time. You don't need to feel pressured into a decision or worry about ten other families outbidding you on the first day. You can really find the home that fits your life perfectly from the extensive stock levels available.
For Homeowners: Your home is still a fantastic asset. Even with increased competition for sellers, over 300 people have successfully moved house in HA3 over the last year. The area remains a favourite for many, even if the balance of market activity has shifted this August.
Whatever your plans are, I’m always here for a chat and a cuppa to talk about the specific housing supply on your street!
