Harrow Local Market Update — August 2026

A Tale of Two Prices, HA3 Property Market — August 2026

Hello there, neighbour! It’s Dharmesh Doshi here. As we bask in the August sunshine, I’ve been crunching the latest numbers for our corner of the world. If you’ve been wandering past the shops on Kenton Road or grabbing a coffee near Wealdstone station recently, you might have noticed a few more "For Sale" signs than usual.

To give you a bit of a "good news, bad news" look at things: the good news is that if you’ve owned your home for a few years, you’re sitting on a much bigger nest egg than you might realise. The "reality check" is that buyers are currently in the driving seat, and they are haggling hard.

Looking back to look forward

Think back to this time last year. The air felt a bit different, didn't it? Back then, the market felt like a game of musical chairs where there were very few seats available. Today, in August 2026, the environment is much calmer. We are seeing a shift with significant choice for people looking to move in, which means sellers face more competition to attract the right buyer.

What are homes actually costing?

Right now, the average price tag someone puts on their home in the HA3 postcode is £553,468. To give you an idea of what that buys you, it’s roughly the price of a lovely three-bedroom semi-detached house in many of our streets.

Interestingly, those price tags went up by a tiny smudge this month—just £512. It’s like adding the cost of a new microwave to the price of a whole house! However, what people are actually paying—the money that actually changes hands—has jumped up by £4,397 since last month. This tells us that while the "sticker prices" are staying steady, the final deals being struck are getting a bit stronger.

The "Gap" and what it means for your pocket

Here is a "did you know" for you: there is currently a £20,667 difference between what sellers in HA3 hope to get and what they actually walk away with.

Think of it like listing an old bike on Facebook Marketplace for £100, but eventually letting it go for £95. In our local market, sellers are typically accepting about 4% less than their original asking price. Whether you’re looking at a grand detached home near Elms Road or a tidy terrace near Oxford Road, the message is the same: with so much choice available, buyers are looking for a bargain.

A mountain of choice

We currently have 315 homes looking for new owners across the HA3 area. From the leafy reaches of Kenton Lane to the bustling heart of the postcode, there is a significant volume of housing supply.

We are seeing about 21 homes sell every month. With 315 properties currently for sale, the current stock levels are high relative to the volume of monthly transactions. This is why we call it a "Buyer’s Market"—there is more than enough to go around, so shoppers can afford to be picky while sellers face stiff competition.

The Seven-Year Reward

Despite the back-and-forth of monthly haggling, the long-term story is fantastic. If you bought an average home in HA3 seven years ago, it has grown in value by £35,167.

Imagine waking up to find an extra thirty-five grand in your bank account just for living in your own house! That is a 7.1% increase. It proves that even when market activity feels a bit more measured month-to-month, owning a slice of HA3 is a very smart move over the long run.

The Bottom Line

Whether you’re in a flat near the high street or a big family home near the parks, the market is moving, just with plenty of options for everyone. We’ve seen some huge sales recently—like a stunning property on Kenton Road going for over £3 million—proving that people still desperately want to live here.

If you’re thinking of selling, the key right now is to be realistic with your price tag to stand out against the competition. If you’re buying, you’ve got the best choice you’ve had in years.

See you around the neighbourhood!
