Harrow Local Market Update — September 2026

The Great British Tug-of-War, HA3 Property Market — September 2026

If you were to walk down the High Street in Wealdstone today and ask a passer-by where the property market is headed, they’d likely tell you it’s cooling down. But I’m going to go against the grain here: I believe we are entering a "Golden Window" for moving home in HA3. While the headlines might look a bit sleepy, the reality on the ground is that the power has shifted firmly into the hands of the people living here, rather than the big banks.

Think of the HA3 property market right now like a game of tug-of-war at a local school fete. On one side, we have sellers who have their sights set high. On the other, we have buyers who are pulling back, waiting for a bargain. Right now, the buyers are winning the pull, but the rope hasn't snapped—it’s just moving slowly in their direction.

The Price on the Sticker vs The Price at the Till Did you know that there is currently a £20,662 gap between what people hope to get for their homes and what they are actually shaking hands on? In simple terms, if you see a lovely house for sale on Kenton Road, the price you see on the website is usually about 3.9% higher than the price the buyer eventually pays.

This month, the average price people are asking for in HA3 is £547,814—about the cost of a solid three-bedroom family home in the area. However, that figure has dipped by £3,009 since last month. It’s a bit like a shop putting on a small sale; the prices are nudging down to tempt people through the front door.

Choice, Choice, and More Choice Whether you are looking near the leafy West Drive or closer to the bustle of Oxford Road, there is plenty to look at. We currently have 328 properties looking for new owners across HA3.

Imagine walking into a bakery. If there were only two loaves of bread left, you’d pay whatever the baker asked. But right now, the shelves are full. With about 25 homes selling every month, it means there is a healthy amount of choice. This is why we call it a "Buyer’s Market"—if you’re looking to move, you have the time to be picky and the power to negotiate.

The Seven-Year Surprise It’s easy to get caught up in the "now," but property is a long game. Let’s look back to September 2019. If you had bought a home in HA3 back then, your house would be worth £28,771 more today.

Think about that for a second. That is nearly £29,000 of extra wealth sitting right under your feet, simply because you own a slice of HA3. Even though the "sold prices" dropped by about £5,649 (-1.1%) this month, the long-term trend shows that owning a home here has been a very clever way to grow your savings while you sleep.

What’s the Verdict? We are seeing some huge variety in the area. We’ve seen a grand home on Kenton Road go for £3.7 million, while others near Bellfield Avenue are finding new families for £1.5 million.

If you are thinking of selling, the secret right now is "real-world pricing." Because buyers have so much choice, they are gravitating towards the homes that feel like a fair deal from day one. If you’re looking to buy, you are in the strongest position you’ve been in for years.

I’m Dharmesh Doshi, and I’m always wandering around HA3. If you see me out and about, come and say hello—I’d love to hear what you think about your corner of our neighbourhood.
