A Buffet of Choice for Every Budding Buyer, HA3 Market Demand — September 2026
If you were to peek into the kitchens of HA3 this week, from the leafy corners of Kenton over to the busy streets of Wealdstone, you might expect to see a frantic rush. But actually, the property market right now feels a bit like a Sunday afternoon at an "all-you-can-eat" buffet where the trays are constantly being topped up, and there’s absolutely no need to elbow anyone out of the way for the last samosa.
Usually, people tell you that you have to dash if you want to bag a home in our neck of the woods. But I’m going to tell you something different: right now, the ball is firmly in the buyer's court. We are currently in what we call a "Buyer’s Market."
Imagine you’re at a school bake sale. If there are fifty hungry parents and only five cupcakes, those cakes will vanish in seconds for a high price. But if there are fifty cupcakes and only a handful of parents, you can take your time picking the one with the most sprinkles and maybe even ask for a bit of a discount. That is exactly what is happening across HA3 today.
The Numbers Behind the Neighbourhood
Right now, across our HA3 postcode — stretching from the grand houses on West Drive to the buzzing shops near the Palmerston Centre — there are 328 properties waiting for a new owner.
Did you know that just last month, there were 321? That means we’ve seen 7 new homes added to the total pile of choices available to you. While 7 might sound like a small number, it shows a steady trend: more neighbours are putting up their "For Sale" signs than there are people ready to take them down.
How Much is Moving?
To give you a feel for the rhythm of the streets, about 25 properties are finding new owners every month in HA3. When you look at that alongside the 328 homes available, it means only about 8% of the "stock" (that’s just our word for the total number of houses on the shelf) is being cleared out each month.
To put it simply: there is a lot to choose from, and not a huge amount of competition from other buyers. You aren’t in a race; you’re in a library, and you have plenty of time to browse the shelves.
What This Means for Your Back Pocket
If you are looking to buy, this is fantastic news. You have more "negotiating power." Because there are more homes than buyers, you don't have to panic. You can visit a house in Kenton Road, go home, have a cup of tea, and really think about it without worrying that someone else will snap it up before you’ve finished your biscuits.
For my friends who are thinking of selling, it’s a bit of a different story. You have more competition. If you’re selling a flat near Oxford Road, you aren't just competing with the person next door; you're competing with hundreds of other options across HA3. To stand out, your home needs to look its absolute best and be priced at a level that makes people sit up and take notice.
The average price people are asking for at the moment is £547,814, but the price people are actually paying (based on the last year of sales) is a little lower, at £527,152. We’re seeing some huge moves too—like a stunning spot on Kenton Road that went for £3.7 million recently!
The HA3 Outlook
Whether you’re in a cosy terrace or a big detached house near Bellfield Avenue, the message for September is clear: Choice is up.
If you’re a homeowner, your house is still a very valuable asset, but you need to be realistic about the "competition" from other sellers. If you’re a buyer, keep your eyes peeled—the HA3 buffet is full, and there’s plenty for everyone.
