Why the Middle of the Ladder is Currently Winning the Race in HA7 — August 2026

Hello there! Dharmesh Doshi here. I was walking past the shops on Stanmore Hill earlier today, watching a group of kids trying to balance on a seesaw at the park. It struck me that our local property market in HA7 is doing exactly the same thing right now. It’s a big, wobbling balancing act where some people are sitting high up in the air, and others are feeling a bit of a bump on the ground.

You see, the "big bosses" at the Bank of England have kept the base rate at 3.75%. While that’s much better than it was a while back, it still means that borrowing money from the bank costs a bit more than we were used to years ago. When the cost of borrowing changes, it doesn’t hit every home in the same way. It’s like a rainy day—some people have big sturdy umbrellas, while others get their toes a bit damp!

The Price Tag on the Tin

If you’ve been peering into estate agent windows in Stanmore or Belmont lately, you’ll see some very different numbers. Right now, if you want a big detached house, you’re looking at an average price of £1,039,574. That’s a lot of pennies! But if you look at a semi-detached home, the price drops to £631,501.

Think about that for a second—the gap between a semi and a detached home is about £408,000. That’s not just the cost of an extra bedroom; in some parts of the country, that’s the price of two whole houses! Meanwhile, a terraced home sits at £612,281, and a flat is usually around £341,281.

The 7-Year Treasure Map

Here is the "did you know" moment that might surprise you. If we look back seven years to 2019, not everyone’s "treasure chest" has grown the same way.

If you bought a semi-detached house seven years ago, your home is worth £19,622 more today. You’re a winner! Even terraced houses have crept up by £6,922.

But wait—if you bought a detached house seven years ago, the "paper value" has actually dropped by about £64,067. And for flats, it’s a tougher story—they are worth about £45,048 less than seven years ago.

Why? Well, when prices get really high, fewer people can afford the mortgage payments, especially when inflation (the cost of your weekly shop) is at 2.8%. People are choosing the "middle" homes—the semis and the terraces—because they are the "just right" bowl of porridge.

What’s Happening in our Neighbourhoods?

We are seeing some huge sales, like a beautiful home in Spring Lake going for £3.5 million! But we are also seeing lovely terraces on Stanmore Hill selling for £1.425 million. Because there are quite a lot of homes for sale right now (we call it a "buyer’s market"), people moving into places like Bentley Way or Adelaide Close have more time to pick their favourite spot without a mad rush.

Dharmesh’s Top Tips for HA7

Looking ahead to the next year, I think those "middle-of-the-ladder" homes—our reliable semis and terraces—will stay the strongest. They are the sturdy boots of the HA7 property world!
